The Renters' Rights Bill introduces a number of changes to how tenancies are managed. Below is a summary of the key updates within Rex PM and how to action them.
Updating Tenancy Agreement Types
Under the Renters' Rights Bill, Assured Shorthold Tenancies (ASTs) are being replaced by Assured Periodic Tenancies (APTs). Users can bulk update their tenancy agreement types and terms directly within Rex PM.
- Go to Properties from your dashboard
- Select the Tenancy Agreement tab in the top right of the page
- Select Tenancy Agreements
- Choose the properties you wish to update
- Select the agreement type you would like to bulk update the selected properties to
When updating, users can change the tenancy term from Fixed Term to either Fixed Term and Periodic or Periodic only, depending on the agreement.
Renewals Tasks Renamed to Tenancy Reviews
Within Rex PM, what was previously referred to as Renewal Tasks has been renamed to Tenancy Reviews. This reflects the shift in focus under the Renters' Rights Bill — from renewing tenancies to reviewing them with both the tenant and landlord. Users retain full flexibility to conduct these reviews as needed.
Checklists and Process Changes
Much of the legislation introduced by the Renters' Rights Bill relates to process rather than product changes. Rex PM allows checklists to be configured to accommodate these new requirements, making it easier to ensure the correct steps are followed for each tenancy.
